Located in Seattle’s dynamic Pike/Pine neighborhood, the Pearl is configured as a C-shaped building that engages each of its perimeter streets. Shaped by this urban design imperative, five residential levels are located above its transparent retail/restaurant street level.
The Pearl’s 80 rental units are organized along a single-loaded corridor to provide generous exterior views. To maximize light and natural ventilation, the glazed corridors are oriented to an interior landscaped courtyard.
By emphasizing the street engagement and activation, the Neighborhood Design Review panel approved a design departure for increased lot coverage that yielded 10 additional residential units. The continuous transparency and weather protection along the 15th Avenue street frontage has promoted a high-value concentration of restaurants in this intensely pedestrian neighborhood.
