1200 Third Avenue Renovation

Located on a prominent corner in Seattle’s central business district, the historic 1921 Beaux Arts style Bell Telephone Exchange Building was renovated and transformed into a Class A office building.

The aging steel-framed structure needed a complete renovation including the installation of new elevators and electrical and mechanical systems. The beautiful (but degraded) masonry and terracotta cladding was fully restored. All hazardous materials were removed and energy efficiency was enhanced.

All of the building’s outdated and inadequate public spaces were transformed with the addition of custom cherry veneer paneling, stone floors, plaster ceilings, and custom lighting. At the street level, inaccessible windows were replaced with operable storefront glazing. A continuous glass and steel marquee was installed along the length of the façade to provide continuous weather protection for pedestrians.
