YouthCare Academy + Community Roots Housing Apartments

YouthCare and Community Roots Housing are partnering in the development of a new mixed-use building at the corner of Broadway and E Pine Steet in Seattle’s Pike Pine neighborhood which will include YouthCare’s Constellation Center. The new facility will house employment and education programs focused on helping homeless youth overcome barriers, build technical and leadership skills, and achieve lasting stability. The new building will also include 84 affordable housing units.

The project lies within the Pike/Pine Conservation Core and honors the historic Auto Row character of the neighborhood by sensitively retaining elements of the two existing buildings while adding an 8-story mid-rise apartment building on the southmost parcel currently occupied by a surface parking lot. 

The first two to three levels of the design house YouthCare’s programs and are heavily influenced by the existing structures. The street facing façades of the Booth Building, located at the corner, and 909 E Pine Street, sandwiched between the Booth Building and the neighboring Oddfellows Hall, will be reconstructed as part of the project. The base of the new 8-story mid-rise structure recognizes its neighbors and expresses the education program located at its two lowest levels by using ground face, half-height concrete masonry and large openings. The six residential levels provide a finer grain expressive of the individual units within.

A courtyard carved from the interior of the two existing structures provides access to daylight and natural ventilation deep within the site while physically separating classroom spaces and residential units. YouthCare’s education programs are organized around the courtyard allowing daylight in the classrooms and ease of access for students.  

Construction is expected to begin this summer.
