23 North Broadway Apartments

23 N Broadway is a new 53-unit apartment building located in Tacoma’s historic Stadium District. The hillside site is located three blocks from the new Stadium District Light Rail Station and a short walk from beautiful Wright Park. The building is organized to efficiently address the challenges presented by the site. A generous entry plaza on N Broadway St serves to activate the street front and features native landscaping, stone benches, and scored paving. The main entry is articulated by a wood and steel cantilevered canopy. Full-height glazing provides visual transparency to the lobby and leasing office.

Due to the limited access from N E Street, two partially daylit parking garage levels are accessed from the high side of the site on N Broadway Street, which serves to establish a concrete base that anchors the building to its hillside site while elevating the residential levels to take advantage of expansive views of Commencement Bay.

The four residential levels are lighter, featuring view-oriented units with generously sized windows, thermally modified wood siding, and carefully detailed fiber cement panel siding. Secondary architectural features include large, recessed decks and Juliet railings which promote engagement by residents while also providing a human scale and added interest to the building. A generous residential amenity space is strategically located at the top floor and features panoramic views of Commencement Bay and Vashon Island, and opens onto a large, covered, heated deck comfortable for year-round use.

The massing is expressed by a well-defined frame on each façade that differentiates the upper 4 levels of the building from its concrete and storefront base. The frame also emphasizes the horizontal proportions of the building to minimize its apparent height. The middle of the building is distinct from the frame through the use of materials, transparency, and inset balconies.
