700 NE 45th Street is a new apartment building with a prominent location at the western gateway to Seattle’s University District. The project will provide a high-quality student living environment at a desirable location within walking distance to the University of Washington, The Ave commercial core, and multiple transit options. The building’s distinct form, materiality, and public plaza will express a sense of arrival to the District.
As a gateway project, this building will belong to both the University District and greater Seattle. Its location on a busy arterial with a major freeway immediately to its west means it will be highly visible from many vantage points and experienced at a variety of scales and speeds. Carefully composed façade patterning with shifting window and metal panel locations evokes a sense of movement and texture perceptible from all sides.
The preservation of an existing Heritage cork oak tree at the intersection of NE 45th Street and 7th Avenue N was a significant driver in the form of the building, particularly at the streetscape. A generously landscaped public plaza will activate the neighborhood and enhance the pedestrian experience, providing a buffer between the building and the busy thoroughfares.
The building massing contributes to the continued densification and transformation of the western edge of the neighborhood. Its H-shaped plan prioritizes daylighting for the units and neighbors by creating two narrow masses, split by two courtyards. Typical levels of this 8-story, 29-unit building are comprised of eight-bedroom, seven-bedroom, and four-bedroom units, designed with the needs of the modern student in mind. A ground floor lounge and terrace along NE 45th St provide residents a place to gather, as well as an opportunity to engage with and activate the streetscape in a safe and secure manner. A ground floor fitness area and a rooftop deck with views of downtown Seattle offer residents ample and various opportunities for recreation.
