Lake Union Partners
90 room boutique hotel
2,800 sf restaurant
This project sees the potential in the damaged and neglected 1904 Eitel Building, located on 2nd Avenue just two blocks from Pike Place Market. A full rehabilitation of the interior will stabilize and modernize the structure, while a restoration of the exterior will show off the building’s impressive masonry and terra-cotta detail. The new street level plan will include a restaurant and bar, and above will be a boutique hotel with small, highly-crafted units. A new penthouse level will host larger suites with roof terraces and views to Puget Sound.
The design will combine the historic decorative elements with new modern elements, particularly at the ornately detailed arched entry, with the insertion of glassy marquee extending out over the sidewalk and vestibule projecting back into the hotel lobby.
The Eitel Building renovation is part of the revitalization of Seattle’s unreinforced masonry buildings. The Weinstein A+U team is steering the project through the Landmarks Preservation Board, and builds upon experience with other adaptive re-use projects such as Union Stables and Town Hall Seattle.
